Bodmin Jail completion makes the frontpage of Building Magazine

Total Project Integration are delighted to be part of the team who have successfully delivered the Bodmin Jail hotel and attraction.

This incredibly challenging, but absolutely stunning, project has been 6 years in the making.

Total Project Integration were appointed by Mallino Development Group as Project Manager, Quantity Surveyor and Contract Administrator on the renovation and redevelopment of this historical landmark.

We are delighted to celebrate its completion and share the projects’ journey in Thomas Lane’s  Building Magazine article Bodmin Jail: Unlocking the potential of a piece of Cornish history.

Located in a commanding position in the centre of Bodmin, Cornwall this former jail is a stone’s throw away from the coast.

Originally built in 1779 and then abandoned in 1927, the construction of this unique hotel and new visitor attraction revitalises this historic, Grade 1 listed building.

The hotel refurbishment pays homage to its former life as a jail whilst the new architecture and interior design highlights and enhances the original retained features. A stay in the hotel is a stay in a former prison but with all the luxury of high – quality bedrooms created from the original cells, a modern restaurant and business lounge in the former Governor’s Hall, a Champagne bar, cafeteria and a soaring Atrium.

This large-scale project came with many challenges caused by centuries of neglect including industrial-scale fly–tipping, inherent structural defects exacerbated by a failed demolition attempt, granite walls dripping with water from years of exposure to rain, protected bats, a pigeon infestation, the COVID-19 pandemic, the buildings heritage status and a crucial need to successfully blend the old with the new to create a welcoming, comfortable, functional hotel.

We are elated to see the hotel and attraction finally opening its doors to the public this week.

Award-winning project Native Manchester reopens post lockdown

With the current lockdown lifting, the Native Manchester hotel has officially opened its doors to the public again. The 2019 Sunday Times award winning aparthotel opened in September 2019 after 2 years of redevelopment. Total Project Integration worked as Project Managers and Cost Consultants on this award-winning project.

The project involved the total refurbishment of a 19th Century former cotton bail warehouse in Ducie Street into a modern hotel, including 166 high quality apartments and 8 luxury penthouses. This 7-storey Grade II listed building is located in Manchester’s historic Northern Quarter and has now become a hub for hospitality and leisure in the centre.

The building, formerly known as The Place Apartments, had been a 106 bed apart-hotel which closed in April 2017 to undergo this major redevelopment.

Leading Aparthotel Developer and Operator, Native Group, recognised the demand for high quality, medium term living accommodation in the centre of Manchester and set-out to deliver this. Plans were made for a ground floor social hub to include an exciting range of additional facilities such as a high-quality bar and restaurant, coffee bar, mini-cinema, private dining, workspaces and a bespoke gym. The creation of these facilities presented a unique opportunity for the aparthotel to become one of Manchester’s “go to” leisure destinations.

Due to the changing requirements of the various ground floor tenants, the entire area was completely re-designed mid-way through the project. Consequently, in addition to our project management appointment, we were commissioned to agree the costs associated with this major variation in order to ensure the project stayed on programme and provided value for money.

The project was successfully completed in late summer 2019, providing 166 high quality apartments including 8 luxury penthouse apartments each with their own private outdoor terrace and ground floor social hub. Much of the original building features are still evident such as the wide cast-iron columns, cast-iron floor joists and brick barrelled ceilings. Additionally, a glass atrium roof was added which floods light into the public spaces.

Following its official opening, Native Manchester achieved the accolade of being awarded The Sunday Times Best Places to Stay 2019 – Regional Winner for the North of England. We are glad to see this notable aparthotel back up and running following a difficult year of COVID 19. Last month saw the unveiling of Total Project Integration’s 2021 sponsorship for Weybridge Vandals Rugby Club. The club’s biannual magazine was published in March and can be viewed here: Weybridge Vandals RFC.

Total Projection Integration have been proud sponsors of the club for 20 years but the company’s connection to Vandals runs far deeper. Most notably Adam Bullett was 1st XV Captain at Vandals for 3 seasons and only moved on to play semi-professionally.  In fact, many of us at Total Project Integration have been part of the club’s family. David Hall was a long-time player since his 20’s, Adam Mullins played in his youth, Sergio Duque Del Rio and Luke Roberts have played for the senior sides and there is even a photograph of Laura playing as a ‘mini’.

Vandals first came into fruition in 1930’s as a new social side for students at the London School of Economics, however, following a relocation to Surrey and the welcoming of the local community it formed into the rugby club that stands today.  Located on Desborough island, surrounded by the Thames, on a site called ‘Brownacres’, it is now home to 3 senior rugby sides plus a Vets side. On top of the senior sides, Vandals includes ‘mini’s’ and junior sections across all age groups.

Total Project Integration donations to support Online Learning during COVID-19

“When schools stop, learning doesn’t.”- Walton Charity

At Total Project Integration we believe it is important to support the local community, particularly in trying times such as COVID.

As part of the Walton Charity’s ‘COVID-19 Appeal Fund’ Total Project Integration donated £5,000 to provide online learning access to the students at Three Rivers Academy, which was matched by the charity.  The donation to Three Rivers Academy provided access for their Sixth Form Students to a pilot subscription of e-learning platform Up Learn.

Up Learn is an all-in-one online education platform that provides students with everything they need to achieve top grades at A-Level, regardless of their starting point. Their content, including video lessons, interactive quizzes and exam practice papers, is developed by world-class educators using applied cognitive science. Their artificial intelligence personalises the learning experience by identifying and focusing on students’ weak spots. In the last two years, 97% of Up Learn’s students who completed a course achieved A*/A grades. For more information visit www.uplearn.co.uk .

At Christmas, using the monies from our Staff Christmas Party Fund, we made a further donation via the Walton Charity ‘Computer for Kids’ appeal to another local school, Bell Farm Primary. Through our donation, Total Project Integration were able to provide Bell Farm Primary with 30 new laptops and data packages. The ‘Computer for Kids’ appeal aims to provide computers to local children, who would not otherwise have access to these facilities at home, so that “when schools stop, learning doesn’t”.

Jackie Lodge, Chief Executive of Walton Charity, commented “The pandemic has thrown up lots of challenges for young people, in particular school closures and the sudden switch to online learning. Without access to a computer at home, many children risk falling behind.  We are very grateful to Total Project Integration who understood the urgency of the situation and stepped in to help us get more computers to local schools, enabling young people to continue learning.

3D Tour of Dartford Valley RFC

Dartford Valley RFC (DVRFC) was successfully completed in the forth quarter of 2019.

The development of this greenfield site overlooks the Dartford Crossing, which has provided DVRFC with a state of the art facility to hold their home rugby games. Schools within the local area have the ability to also utilise the 3G rugby pitch, to provide their pupils with the facilities to play rugby and other sport activities.

The project, driven by Dartford Borough Council, seeks to provide the catalyst for improving grassroots rugby within the area, whilst also providing local residents a fantastic facility for community and social events.

Breaking ground at Ridgewood Farm, Uckfield, East Sussex

Works to create new highways infrastructure commenced on site on 8th June 2020 at Ridgewood Farm in Uckfield. The project consists of the design and construction of a new junction and access route into the Ridgewood Farm Development from the A22, including the construction of a new roundabout directly onto the A22 Uckfield Bypass, between the Little Horsted and Copwood roundabouts, along with the construction of a section of single carriageway to a second, on-site roundabout and spur roads. In addition, a new vehicle lay-by will be created on the A22 Uckfield Bypass (north bound) to replace the existing lay-by taken out of service by the construction of the new roundabout.

The works are being carried out under 3 separate adoption agreements with East Sussex County Council Highways (S38 agreement, combined S38 & S278 agreement and a separate S278 agreement for the lay-by).

Total project Integration are providing project management, employer’s agent and quantity surveying services to our client, Welbeck Strategic Land. Our role included procurement advice, assisting with discharging pre-commencement planning conditions, tendering, assisting with the negotiations in relation to the section agreements and traffic management plans; as well as compiling the contract documents and managing the works on site, including regular stakeholder engagement.

Works are due to complete in the Spring of 2021 and will open up this site for the construction of up to 1,000 new homes.

Multi-Storey Car Park – Completion Achieved

Work to construct a Multi-Storey Car Park in Thurrock, Essex were completed in June 2020 providing our private developer client with the capacity to store 8,167 cars across 6 levels.

This prominent brownfield site is bound by the M25, HS-1 and the C2C rail line and required Network Rail approvals during piling works and steel erection. The main structure is formed with structural steel, sitting on 3,000 pre-cast concrete piles and in-situ pile caps which in turn supports the in-situ concrete decks on levels 1-5. Level 5 is further protected with a multi-layer waterproofing system, as is the central ramp, whilst the ground floor and external circulation routes finished are with block paving.

There were a number of challenges along the way, including the discovery of unexpected ground conditions which required swift action by the entire project team in order to maintain the fast paced programme, which also required detailed logistical planning in terms of material deliveries given the limited amount of lay-down space on site. Despite this, the works were complete within 11 months, with a contract sum of £36.5M.

Total Project Integration provided pre-contract Project Management services along with post contract Employer’s Agent and Cost Consultancy services.

James Allen’s Girls’ School – The Official Opening Concert

We would like to thank James Allen’s Girls’ School for their kind invitation to the Official Opening Concert of their Community Music Centre & Vaughan Williams Auditorium, which took place on Sunday 16th September 2018!

We had a fantastic evening and were privileged to experience the JAGS Festival Orchestra and Choir in their new musical space, led by Director of Music, Peter Gritton and Deputy Head of Music, Elinor Corp.

The auditorium has been named in Vaughan Williams’ honour, who briefly taught at JAGS in 1904. Hugh Cobb, Director of the Vaughan Williams Charitable Trust, shared that Williams would have been delighted that the new music centre was to bear his name, so much of his music being intended for the wider community and the Trust, set up under his widow Ursula to promote his work”.

Enterprise Centre East Northants’

To celebrate the completion of the steel frame of the ‘Enterprise Centre East Northants’ representatives from East Northamptonshire Council, South East Midlands Local Enterprise Partnership (SEMLEP) and ASHE construction signed the last steel section to be installed to commemorate the milestone.

Leader of East Northamptonshire Council, Cllr Steven North, said:

This project is one of the most ambitious developments we have delivered as a council and it is great to cement the hard work of all those involved by signing the last steel frame of the centre.

We look forward to working with our partners towards opening the facility which will provide businesses with a first step on the ladder to their success.”

Total Project Integration are pleased to be working closely with East Northamptonshire Council on a new purpose-built enterprise centre, which will be located at Warth Park in Raunds, to provide a range of flexible units, as well as virtual office support and access to on-site facilities including meeting space and shared office services.

Once open it will offer start-up and growing businesses first-rate flexible workspace and business support.

Construction is well underway, and it is anticipated that the centre will open in late spring 2020.

The W1 London, Marylebone High Street, The Smartest Street in London

When Sir Peter Wood acquired a former BBC building on Marylebone High Street in 2014, he believed the road would appeal to those looking for an urban village established for centuries rather than a neighbourhood that aspires to achieve that status. This has turned out to be the correct calculation.

The art deco building, named the W1 London offers 19 apartments, 5 houses and a penthouse. These homes open out onto Beaumont Mews, which in the 18th century, was the site of a concert venue. Handel lived in a nearby townhouse and W-One, Sir Peter’s development group, has set out to produce a 21st century version. The London stock brick exterior is elegant, understated and blends in with the rest of the mews.

The three storeys are grouped around a central atrium with a retractable glass roof, ensuring the 7000 sq. ft is filled with light.

None of the space is wasted, although expanses of corridor would allow for an art collection to be displayed. Décor is muted but witty. The underground carpark is accessible via a lift.  Frequent fliers can reach Heathrow in less than half an hour when Crossrail is in operation at Bond Street.

Sir Peter is confident in the location “Marylebone is the most sought-after district in London, it’s no longer Mayfair or Belgravia.” He is also upbeat about the future for the city “whatever happens with Brexit, people will still want to come to London.

Welsh Streets, Place First, Winner of Building Awards 2018, Refurbishment Category

We are delighted to announce the refurbishment project at Welsh Streets, Liverpool, undertaken by Place First has been recognised as Winner at the annual Building Awards 2018.

Launched in August 2017, the project involved the transformation of five streets of Victorian terraced housing to create a range of two, three and four bedroom family homes backed by shared resident gardens and private terraces.

The terraces were taken back to the brick before wholesale refurbishment. Structural alterations have created contemporary living spaces benefitting from high ceilings and large rooms.

All have been finished to a high standard with high quality kitchens and bathrooms, floor finishes throughout and enhancements to fabric including insulation and double glazed windows.
