The construction of 1026 student bedrooms in a mixture of clusters and town houses, on an existing brownfield site within a live student campus. The aim was to provide new, good quality student accommodation to support the expansion of the university and to facilitate a move away from the use of shared student dormitories.

The opportunity

Total Project Integration were appointed by the joint developers to oversee the design, procurement, construction, furnishing and initial operation of the development.

The challenge

The development was built on a brownfield, steeply sloping site which presented structural challenges. Additionally, works took place within a live student campus, with a tight programme to allow for the building to be operational for the start of term.

The outcome

We successfully delivered this development, with it becoming the first purpose-built student accommodation scheme in the country to achieve BREEAM outstanding rating. Consequently, we were asked to and successfully delivered a further scheme for the same client converting an old warehouse building into further 28 student units, including generating a planning gain of 4 units.
