The development of remote farmland in leafy Surrey to create 2 new houses (Farmhouse and Barn) with associated staff building (The Gatehouse) and equestrian centre for a private client.

The opportunity

TPI were approached by the client in 2020 to take over as Project Manager and Quantity Surveyor part way through the initial project to complete the 4-bedroom Farmhouse and Equestrian Centre. The new build farmhouse now has a spacious layout to take advantage of the natural light, bespoke fittings and includes an outdoor swimming pool and detached pool house. The design weaves rustic, traditional farmhouse features with high quality, modern finishes to create a unique, stunning property for the client’s family, adjacent to their own home. After the success of the first home, we were further appointed to convert the existing barn on site into a modern 3-bedroom property, whilst maintaining its charming heritage features. Works included an extension to the building to provide an additional 30 sqm of internal area. The original internal beams were retained and restored, accompanied by material finishes which mimicked the historic features of the original barn such as red clay roof tiles. The final completed property on site, was a humble two-bedroom, two-bathroom home for staff accommodation, ancillary to the main barn house. As with the Barn, replica, locally sourced materials were used for the property which has provided stunning cohesion to the whole development.

The challenge

Having to take over the initial project part way through had its challenges. We had to swiftly familiarise ourselves with the project team and construction build in order to deliver the project to cost, quality and programme. Additionally working in an AONB (area of outstanding natural beauty) meant the development was restricted to what could be done in order to protect the habitat and natural landscape. With the final two properties, it was a particular challenge to blend the historic features with the new build elements. This involved careful planning to bring out the building’s original beauty but ensure it was functional, modern family home.

The outcome

The properties were completed to a high standard and to the client’s satisfaction. The respective occupants moved into each property on completion and have been very pleased with their bespoke homes.
