Renovation of former BBC offices into luxury apartment block and houses.
The site was previously used by the BBC as administrative offices and radio studios from the 1930s until 2010. The vacated site provided an opportunity to create a residential development in the neighbourhood of Marylebone. The new development consists of 18 apartments, a penthouse suite, 5 modern townhouses, and associated basement and plant works.
The project involved numerous challenges typical of inner-city developments. The site was bound on each side by neighbouring properties which were subject to party wall agreements and close monitoring of movement. The project underwent changes in design to enhance the product being delivered.
The project was completed to time and within budget, Total Project Integration played a key role in agreeing the programme and commercial terms with the contractor while maintaining quality standards. A pre-completion deal was agreed to protect the client’s commercial interests.
