This high quality residential development is located in the heart of one of London’s most vibrant neighbourhoods.

The opportunity

Under strategies employed by the Howard de Walden estate in the mid 1990’s, Marylebone High Street saw an increase in popularity as a shopping destination and re-established itself as an attractive neighbourhood centre. The BBC, who had used the building as administrative offices and radio studios since the 1930’s, vacated the building in 2010 which was then eventually procured by our client. The development offered an excellent opportunity to create a landmark residential development in-keeping with the surroundings and neighbourhood of Marylebone High Street.

The challenge

The project involved numerous challenges typical of inner city developments. The site was bounded on each side by neighbouring properties which were subject to party wall agreements and close monitoring of movement. The project underwent changes in design to enhance the product being delivered. Total Project Integration were instrumental in agreeing the programme and commercial position with the contractor without compromising quality.

The outcome

Total Project Integration have shown success in managing cost and programme, contributing to a pre-completion deal that protects our clients' commercial interests.
