The new build of four, 6-storey residential apartment blocks including basement carparking and communal spaces.

The opportunity

The development was purchased with existing planning permission for the construction of 82 high quality residential apartments and associated works. The development included basement car parking and plant space, hard and soft landscaping and shared communal areas.

The challenge

The main challenge was building on a brownfield site with a single access point surrounded by residential apartments and a school. Measures were put in place to ensure minimal disruption to the surrounding neighbours. Total Project Integration also proposed and implemented a re-positioning and redesign of the basement and foundations, which were originally positioned under one of the blocks adjacent to two party walls.

The outcome

The basement was re-positioned under the central courtyard to provide support to the above ground structures on its perimeter, more efficient services distribution and access from the car park to all the blocks and lifts. This enabled an open dig excavation, the removal of the piled foundations, avoided temporary works and party wall awards resulting in a major financial gain for the client.
