Project: Modern cinema and leisure scheme supporting Eltham High Street regeneration.

A six-screen cinema, restaurants, and rooftop bar forming part of a wider regeneration strategy.

The opportunity

This prominent Borough-owned site provided the opportunity to deliver a new leisure destination in line with the Eltham Town Centre Masterplan. The development includes a six-screen Vue Cinema with 731 standard and 126 VIP seats, alongside Nando’s and Pizza Express. A rooftop bar with a wraparound terrace creates a visible presence above the high street and complements the active ground-floor uses.

The challenge

As the Borough’s first project of this nature, the team had to manage late-stage changes to design and construction following agreements with leasehold operators. These adjustments introduced added cost and complexity, requiring careful coordination to maintain programme and budget.

The outcome

TPI supported clear and consistent engagement between the Borough, design team, and contractor. A fixed-price contract was agreed, helping control cost impacts. The scheme opened on time in Easter 2019 and remains a key asset in the town’s regeneration.
