Refurbishment of a Grade II listed, former industrial warehouse to luxury hotel, restaurant, bar, cinema and gym, to include 166-bedroomed serviced apartments.

The opportunity

This Grade II listed, former bonded warehouse had been used as an apart-hotel for a number of years before being purchased by our Client who recognised the need for high quality, medium-term living accommodation in the centre of Manchester. This, coupled with a broad and exciting range of additional facilities such as a high quality bar and restaurant, coffee klatch, mini-cinema, private dining, flower shop and a bespoke gym presented a unique opportunity to become one of Manchester’s “go to” leisure destinations.

The challenge

Providing luxurious living and leisure facilities whilst maintaining the Grade II listed features of the building, within the Client’s budget and programme was a challenged faced by the entire project team. Achieving the Client’s objectives is at the forefront of what we do, and this project required strong project management to ensure that the project team were aligned to the project requirements and aspirations. In addition, due to the changing requirements of the ground floor tenants, this entire area was completely re-designed mid-way through the project. This brought about the challenge of achieving value for money via the main contract, maintaining an ambitious yet achievable programme whilst delivering to the exacting requirements of the various tenants. Total Project Integration took a hands-on approach to this, employing direct trade specific contractors to carry out certain works, coordinating this with the work of the Principal Contractor, negotiating individual contracts and working closely with the Client, tenants and design team.

The outcome

The project was completed successfully in the summer of 2019, providing 166 high quality apartments along with the ground floor leisure facilities. Total Project Integration’s management of the design and construction works meant that the needs of all key stakeholders were met, including aligning the individual businesses opening plans. We were also able to quickly negotiate the complex final account on behalf of our client, including successfully defending a significant claim for additional cost from the contractor.
