Project: Construction of 120 prime residential apartments.

Cost: £19M

Recommencement of a residential scheme following the Main Contractor insolvency comprising of 120 apartments, landscaped podiums and a commercial unit.

The opportunity

TPI took over what had once been a live site, with limited knowledge on the previous work carried out. The client was aware that the, already constructed, RC frame had a number of defects but did not know the extent of the issues.

The challenge

A structural engineer was appointed to carry out a full assessment of the RC frame which highlighted a number of design and construction errors. A Basic Asset Protection Agreement (BAPA) was agreed and put in place before the work re-commenced.

The outcome

The existing frame was reinforced by installing a number of steel columns and Carbon Fibre Reinforced Polymer (CFRP). A fixed price contract was agreed with a replacement main contractor to undertake the remedial works to the frame and the fit out. The project was complete in February 2020.
