Project: The desigtn and build of 120 apartments in three blocks, the tallest of which is 10 storeys.

The recommencement of a residential scheme comprising of 120 apartments, landscaped podiums and a commercial unit, following the main contractor insolvency.

The opportunity

Total Project Integration was presented with the chance to take over what had once been a live site, with limited knowledge on the scope of work which had previously been carried out. The client was aware of several defects on the already constructed RC frame but did not know the full extent.

The challenge

The site is located adjacent to Hayes and Harlington Cross Rail Station. A Structural Engineer was appointed to carry out a full structural assessment of the RC frame. The results from the assessment highlighted several design and construction errors which had to be resolved. A Basic Asset Protection Agreement (BAPA) was agreed and put in place before the work re-commenced.

The outcome

To overcome the frame solution, several steel columns, with the use of Carbon Fibre Reinforced Polymer (CFRP), were installed to reinforce the existing frame. A fixed price contract was agreed with the main contractor to undertake the remedial works to the frame and to complete the fit-out.
