Project: Internal refurbishment of an existing HMO building.

Cost: £3M

The full internal refurbishment of an existing HMO building to create 91 residential apartments; including new kitchens, sanitaryware and a new central mechanical and electrical plant.

The opportunity

Whilst undertaking the essential works to bring the building in line with current building regulations, our client also took advantage of a short period of vacancy within the property to refresh all the internal finishes and ensure a minimum 15-year lifespan of all main M&E plants.

The challenge

The main contractor went into administration during their construction programme. Total Project Integration engaged one of the incumbent sub-contractors and agreed the scope, costs and programme for completion of the project. Additionally, the COVID-19 pandemic and first national lockdown hit during the project, requiring various new H&S procedures and carefully monitoring to ensure that the works could continue.

The outcome

Materials shortages and the associated cost increases were mitigated by calling off materials ahead of time and stockpiling on site. The project was ultimately completed to a high standard, within the client budget and only slightly delayed, despite the main contractor insolvency and unprecedented Covid-19 pandemic.
