Demolition of an existing office block to make way for 52 new, residential apartments.

The opportunity

The creation of high-quality residential apartments over one block to 7 stories. This included car parking and plant space, hard and soft landscaping and shared communal areas. The development was purchased with an office building in-situ and an existing planning permission.

The challenge

The main challenges were overseeing and managing the demolition of the existing office block and building out a full footprint on a logistically challenging, brownfield site. This consisted of a single access point, near adjacent residential apartments, a trading estate, the district line and a busy thoroughfare. This required careful planning from our team to put the appropriate measures in place.

The outcome

The scheme was successfully delivered in line with the client’s objectives, on programme, within budget and to quality. Minimal disruption was caused to the neighbouring residential and commercial buildings, as well as the neighbouring underground line.
