Project: CAT B office fit-out in central London.

Cost: £5M & £500k

29,000 sq ft high quality CAT B office fit-out in central London for Ares Management new London headquarters.

The opportunity

Total Project Integration were appointed by Ares Management to oversee the fit-out of Floors 5 and 6 of their new London office at 10 New Burlington Street in central London. The works were undertaken in two phases with the 5th floor work taking place two years after the 6th floor completion. The second phase was to accommodate the move of another ARES office into their new permanent headquarters. To ensure it was time and cost efficient this work did not start until there was sufficient need for the second-floor space.

The challenge

The fit-out of the 6th floor took place whilst the construction was being completed on the main building. As the building was unoccupied, our works caused minimal disruption and could take place swiftly in synchronization with the building’s main construction work. The later fit-out of the 5th floor took place whilst the building was occupied. We managed careful liaison with the other tenants to ensure minimal disruptions. This phase was undertaken in a timely manner and without major complications, resulting in a successful project completion.

The outcome

The work was finished on time, to budget and a high quality. The efficiency and excellence of our service delivery on this project has led to further work with the client.
