The renovation of a Grade II listed, former prison into a luxury hotel and museum.

The opportunity

This former Jailhouse, built in 1779 and abandoned in 1927, is in the heart of Bodmin, Cornwall. Total Project Integration were appointed by the client as project managers, employer’s agent and cost consultants to help deliver their vision of bringing the building back into use. The goal was to create a luxury 70-bed hotel with a themed restaurant and champagne bar, alongside a visitor attraction detailing the buildings rich history; all whilst retaining many of the building’s original features.

The challenge

This large-scale project came with many challenges caused by centuries of neglect including industrial scale fly–tipping, inherent structural defects exacerbated by a failed demolition attempt, granite walls dripping with water from years of exposure to the elements, protected bats, a pigeon infestation, the COVID-19 pandemic and the building’s heritage status. All to be overcome in order to achieve the vision of successfully blending the old with the new. We oversaw the works and implemented the necessary procedures to rectify the problems, to keep within budget and ensure a smooth delivery of the project.

The outcome

This bespoke hotel and museum was completed in early 2021 in time for the lifting of the UK lockdown. Since it’s opening, it has received a lot of attention, including being featured on the front cover of Building Magazine. This unique venue has enticed many visitors through its doors to much success, reinstating its position as a key landmark in Bodmin.
