The opportunity

TPI acted as Project Manager for the City of London Corporation, overseeing the demolition and redevelopment of a site into a mixed-use building. The project included a double-basement structure housing retail, office, and residential spaces. A key element was negotiating the fitout contract for Boots’ flagship Oxford Street store, coordinating between the shell contractor, Galliford Try, and fitout contractor, Styles and Wood.

The challenge

The site was located above the Central and Jubilee lines, adjacent to Bond Street tube station, requiring detailed condition surveys and ground movement assessments in coordination with TfL. Continuous tunnel monitoring was essential to ensure structural stability throughout demolition and construction. Additionally, the project required managing 43 separate party wall agreements. The original contract was also varied to incorporate Boots’ £17M fitout within the initial construction period.

The outcome

The new development was completed within the original shell construction schedule, including the Boots fitout. The residential units were pre-sold and occupied immediately, while the office spaces were fully pre-let. Boots commenced trading in time for the Christmas season without requiring a rent-free period. Ground movement remained within agreed tolerances, and all-party wall agreements were successfully executed.
