Project: A combination of offices in a three-storey building, as well as single-storey studios and workshops, let on flexible arrangements.

27,000 sq ft of modern, managed, flexible lettable business space consisting of a three-storey office building, single-storey studios and workshops, delivering approximately 80 to 90 business units of varying sizes from 100 sq ft to 450 sq ft.

The opportunity

ECEN was key in delivering the Council’s support for SME’s and ‘Start-up’ businesses and facilitated the delivery of Enterprising East Northants, the Council’s Economic Development, Tourism and Regeneration Strategy for the district. The ECEN provided support for the delivery of the strategic economic priorities of both the Government’s ‘Industrial Strategy’ and the Southeast Midlands Local Enterprise Partnership’s ‘Strategic Economic Plan’.

The challenge

Delivering a project of this scale was a first for the Council and to achieve the Council’s vision, the TPI team with extensive managed business space experience, provided the necessary support to enable them to achieve the relevant funding. A robust and comprehensive tender process, in line with OJEU rules, was managed for the appointment of the design team and main contractor. During the project, the COVID-19 pandemic hit and presented unforeseen restrictions which had to be overcome.

The outcome

Through TPI’s vast experience in successfully delivering managed business space projects, all relevant funding was achieved, and a competent delivery team were appointed to attain the Council’s vision and objectives. Despite the pandemic, TPI managed the project to its completion whilst implementing all the necessary restrictions and safety procedures.
