Refurbishment of an existing city centre building to create offices, luxury restaurant, rooftop bar and gym.

The opportunity

Following the acquisition of 68 King William Street, Total Project Integration were appointed as project managers for the refurbishment of this iconic building.

The challenge

The building is located above Monument Station and directly linked to the subway through an entrance at Lower Ground Floor. As part of the Change of Use application, Total Project Integration managed the process for obtaining the relevant S108 Licences from DLR/TFL required for the replacement of this access door. To confirm that the construction of new roof top restaurant and bar would not have any adverse effects on the adjacent London Underground assets, Total Project Integration also managed the commissioning of a Load Impact Assessment and CAT II checks. Programme constraints and construction logistics were two of the main challenges on this project. The site had to be accessed from St Clements Court, a narrow pedestrian lane at the rear of the building. Materials arising from the demolition works had to be manually taken out from the building and coordinated with incoming deliveries. The works included the demolition and infilling of the lift core and existing atrium from levels 4 to roof level, creation of new entrances and a new lift for the roof top restaurant and bar.

The outcome

Through a new set of risks created by the pandemic, such as disruptions to supply chains and labour shortages, Total Project Integration worked with the client to successfully deliver an office-led landmark building with destination dining, rooftop bar, gym and 8 floors of flexible offices.
