RIBA Project Stages: 1-6

Partial demolition and refurbishment of two out of the five existing office buildings on the Addlestone site, this included the demolition of a 2-storey office building to form a 3-storey contemporary office building. The second building (units 1-8) were partially demolished to form two separate buildings. Units 4-8 were extended together with a refurbishment and façade upgrade, a roof top plant area, cycle parking, and hard/soft landscaping.

The opportunity

The re-use of the existing two storey building frame to Units 4-8 and replacement of the building facades constituted an extensive remodelling, whilst enabling the recycling of the primary building element and existing foundations.

The challenge

The construction activities were carried out within a ‘live’ business park, requiring careful consideration to minimise any impacts on neighbouring stakeholders. Although the sites were isolated from neighbouring offices, it still necessitated careful tenant liaison. Total Project Integration ensured that lines of communication were open and the neighbours were pre-warned about any planned disruptive works. This communication meant that there was minimal disruption to both the neighbouring tenants and our planned work.

The outcome

Our careful planning and the convenience of the site meant that the project was completed on time, on budget, meeting our Client’s desired quality and with no disruption to the local business community.
