Partial demolition and refurbishment of two existing buildings to deliver high-quality office accommodation with upgraded façades and enhanced facilities.

The opportunity

The project involved the partial demolition and refurbishment of two office buildings within a five-building site. One building was demolished and redeveloped into a new three-storey contemporary office. The second was split into two separate buildings, including the extension and full refurbishment of Units 4–8. The reuse of the existing building frame and foundations, combined with new façades and improved ancillary facilities, enabled an extensive remodelling while retaining key structural elements.

The challenge

The project took place in a live business park, requiring careful stakeholder management to minimise disruption. Although the site was well-positioned away from neighbouring offices, proactive tenant communication was essential to maintain positive relationships. All stakeholders were regularly informed of scheduled works, allowing us to proceed efficiently without impacting the local business community.

The outcome

Through careful planning and execution, the project was completed on time, on budget, and to the desired quality standard. Works were delivered with no disruption to the local business community, enhancing the commercial value of the site.
