The opportunity

The project transformed a dormant brownfield site into a vital operational asset. Originally intended as a level car park, the scheme evolved to a six-storey structure in response to rising customer demand. This shift allowed the client to significantly increase capacity while enhancing flexibility across its estate, making better use of space in a strategic port-side location.

The challenge

With a fixed 10-month construction window, rapid delivery was critical. The site’s close proximity to the C2C railway required early engagement with Network Rail to secure asset protection agreements for piling and steelwork. Ground contamination issues also emerged, requiring swift collaboration between TPI, the contractor, and regulators to agree on and implement remediation. Works were further complicated by the national COVID-19 lockdown, necessitating stringent on-site safety measures.

The outcome

The project was completed successfully, on time and within budget. The new car park now serves as a flagship facility for the client, supporting increased throughput and operational growth. The delivery approach ensured safety, speed, and quality were maintained throughout.
