The development of a six-storey car storage building, providing 8,164 car storage spaces, including ground level parking at the Purfleet Thames Terminal, which is adjacent to the north bank of the River Thames. The site is immediately west of the Dartford Crossing, bound by the C2C railway line to the north and a former food production facility to the south. The surrounding land has industrial and port related uses.

The opportunity

This brownfield site had been unused for several years and had initial planning consent to deliver a level car storage area. Due to growing customer demand, the project scope changed, and the decision was taken to progress with a multi-storey car parking facility. This presented a unique opportunity, not only to develop a dormant site on the eastern boundary of the client’s estate but to provide much needed additional car storage and operational flexibility.

The challenge

The demand for additional car storage space meant that the delivery programme was of upmost importance, with a 11-month duration agreed with the contractor. Total Project Integration worked closely with Network Rail to obtain the Basic Asset Protection Agreements (BAPAs) required during piling operations and steel erection. In addition, we worked closely with the client, contractor, and regulatory authorities to agree the remediation strategy following the discovery of contaminated ground during the works. The works were completed during the COVID-19 lockdown, with special measures implemented to keep the contract works running.

The outcome

The project was successfully completed on time, on budget and with an exceptional safety record, providing the client with a flagship development to meet the growing operational needs of their business and their customers.
